Does water near a shower identify the leak source?
No. Water visible near a shower does not identify where it started. Surface joints, screens, plumbing and concealed wet-area defects can require different checks and repairs. Record where and when moisture appears, then ask what evidence supports the proposed method. A visible leak alone does not prove the whole bathroom needs replacement.
Checklist before discussing the work
- Photograph the shower and the affected adjoining area separately.
- Note whether moisture appears during use, afterwards or while the shower is unused.
- Include previous plumbing, grout, silicone and waterproofing work or reports.
- If another lot is affected, coordinate access and responsibility through the property or strata manager.
Sources and what they cover
- ARDEX TB122 — Membranes onto existing tiles (PDF) ↗
Manufacturer guidance on concealed conditions and the limits of retaining existing tiled layers. Read the document’s stated application limits; it is not a specification for every shower.
- NSW Government — Strata repairs and maintenance ↗
Explains repair contacts, common-property responsibilities and checking the actual strata plan and by-laws. Responsibility for your property needs its own confirmation.
The checklist helps prepare an enquiry. These sources provide general information, not a diagnosis, project specification or the current instructions for the selected products.
Record where and when
Photograph the shower and the affected area separately. Note whether moisture appears during use, afterwards or when the shower has not been used. Include earlier plumbing, grout, silicone and waterproofing work if known.
Different causes need different work
A screen or surface-joint concern may call for a different response from a leaking pipe or a concealed wet-area defect. An appropriate plumbing assessment may be needed. A visual inspection of grout alone cannot establish the condition of every concealed layer.
Do not let the advertised method decide the diagnosis
A promise that every shower can be repaired without removing tiles is too broad. Ask why the proposed method suits your symptoms and what evidence supports that choice. Conversely, a visible leak does not automatically prove that the whole bathroom must be replaced.
Make the next visit productive
Provide access to the affected adjoining space where authorised, keep previous reports together and state whether it is the property's only shower. If another lot is affected, coordinate through the property or strata manager rather than assuming access or repair responsibility.
Use this guide to prepare for a conversation. A site assessment and the selected system’s current instructions determine the work required for an individual property.
